Are you thinking about putting your property on the market in the near future?  If you are I am guessing that you have a few questions that you would like answered before making any type of commitment to a real estate broker, or, putting up a  'For Sale' sign in the yard on your own.
 
This is a very important part of the process as many of you already realize.  The decisions you make, or don't make, will play a role in whether or not you do recieve an offer to purchase on your home in a timely manner, and, the amount of your proceeds check from the title company if the transaction closes!
 
I have three fairly straightforward marketing plans available for you to choose from; Traditional Full Service, Discounted Full Service and the Limited Representation plan. These three options are shown in the basic format and we can discuss any changes that may need to be made in order for us to better accomplish your specific goals in marketing your home.
 
 
Traditional Full Service Listing Option
 

Multiple Listing Service entry, (WVMLS & RMLS as needed).

 

Realtor.com ‘Enhanced Listing’ upgrade (#1 real estate site in the world)

 

Craigslist.com, Trulia.com, Zillow.com, Oodle.com

 

Broker assistance on:  Offer negotiations, Seller concession negotiations, contingency time frames, inspections, repairs, appraisal & loan process, closing and possession of the property and general market condition updates as needed.

 

Professional ‘For Sale’ sign, flyer box and key lockbox at property.

 

Broker follow up on home showings, with feedback to owner.

 

Zone farm your neighborhood.

 

Consistent communications with owners via email or phone calls.

 

Pay Selling brokers a fee not considered below area standard.

 

5% commission with a 6 month listing contract. 

 

 

Full Service 'Discounted' Marketing Option

Limited Representation Listing Option (MLS only)
 

Owners represent themselves with no negotiating assistance or counsel from listing broker at all. 

 

Multiple Listing Service input from listing broker.

 

Realtor.com, (#1 browsed real estate website in the world).

 

Up to 9 digital photos to MLS, (seller to supply).

 

6 month listing contract, (can be terminated early as long as MLS rules are being adhered to).

 

Copies of real estate contracts, counter offers, addendum’s and needed disclosures.

 

Ability to upgrade service level as needed, (fee would be negotiated based upon service level desired).

 

$299 + Selling Office Commission, (recommend 2.5% to 3% of sales price). Up front fee(s) are non refundable.

 

 

 
As you can clearly see the fee's and commission rates outlined above would not be fall into what the traditional real estate brokerages would describe to you as 'Normal'.  Why do I do this?  That is a straightforward question with an answer that is just as straightforward:  I keep my overhead low by spending marketing dollars where they actually work and not overextending my operating budget on items that do not add value to my goal of getting your home sold as quickly as possible for as much as possible!
